Repairs
Your rent includes a contribution towards the cost of repairing your home. The tenancy agreement lists the repairs Housing 21 is responsible for. In summary:
- We carry out most items of maintenance except where damage has resulted from misuse or neglect or been caused by yourself or visitors to your home
- We redecorate and maintain the communal areas of our courts and outside of your home regularly
- Except in emergencies, we will give you at least 24 hours notice of work being done
- You are responsible for insuring your personal possessions and the contents of your home against damage
- You are responsible for any fittings and appliances you have installed.
Items Housing 21 is not responsible for:
- fittings and appliances installed by residents
- drains blocked as a result of inappropriate disposal of items other than toilet tissue
- the cost of gaining access if door keys are lost
- items damaged by residents or relatives
- insurance cover to take account of damage to contents
- electric plugs or fuses.
We will, however, assist with finding a suitable contractor to undertake repairs that are not Housing 21's responsibility, but you would have to pay for these works when they have been completed.
